Job Title: HVAC Maintenacne Technician

Responsible for operation, (some) replacement, repair and maintenance of building related mechanical systems. Work with a multi-faceted team whose members bring varying skills / trades to support the same customer. Ability to fully perform Preventative Maintenance on varying equipment; Air Handlers, Fan Coil Units, Heat Pumps, Split Systems, Rooftop Units, Exhaust Fans, etc. Some knowledge of control systems. Ability & willingness to perform General Maintenance & support other trades in a large campus environment. Work may involve the lifting of heavy equipment and apparatus and may be performed in areas of extreme heat or cold. Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns. Oversees assigned utility mechanics, routine and preventive maintenance work.

Essential Duties & Responsibilities
  • Ability to Operate, troubleshoot, (Some) replacement, repair, and maintain all related mechanical systems and affiliated control systems supporting, air handling units, rooftop units, chillers, cooling towers, pumps, motors, heat and exchangers, etc.
  • Troubleshooting and communication of findings to HVAC Lead & onsite Project Manager.
  • Ability to use & read refrigerant gauges.
  • Ability to read a voltmeter for troubleshooting of varying mechanical equipment / control systems.
  • Knowledge of requirement to isolate, “safe off” equipment and apply Lock Out / Tag Out systems to facilitate repairs.
  • Well-rounded knowledge of Electrical systems (supporting Mechanical systems).
  • Routine operation and inspection of emergency generator and associated components.
  • Keep inventory of PM materials & equipment supplies. Requisition necessary material to complete required repairs.
  • Document findings when troubleshooting as well as Sequences of Operations they are learned.
  • Inspect mechanical, electrical systems via tours & mechanical logs, operate switchgear, record inspections, and complete all necessary reports / paperwork.
  • Perform general maintenance tasks at times; replace ceiling tiles, repair or replace door hardware, locks, panic bars etc.
  • Perform any additional duties on an as “required” basis where such duties are within the scope of contractual obligations.
  • Complete daily work log, maintain important supplier contact information, read submeters, document findings, such as, Sequences of Operations.
Qualifications
  • HVAC Trades or Trade School certification.
  • Minimum of five (5) years’ experience in HVAC maintenance in a commercial environment.
  • Familiarity with operation of building auxiliary systems i.e. fire-life safety, and standby emergency generators.
  • Experience & proven ability to troubleshoot a variety Heating & Cooling system.
  • Ability to write, execute written and oral instructions and perform arithmetic calculations.
  • Valid driver’s license as required to drive any vehicles which may be assigned along with Driving skills with up to 1-1/2-ton truck.
  • Strong knowledge of safe work practices and procedures typical for maintenance operations
  • Ability to safely wear a respirator, climb ladders, enter confined spaces, lift heavy objects and perform other physically demanding tasks
  • Safely and skillfully use all types of related hand and power tools
